Home Inspections

A home inspection is a non-invasive examination of the condition of a home, often in connection with the sale of that home. This is carried out by a home inspector, who has special equipment and training to carry out such inspections. A home inspection report is then issued by the home inspector.
A Home Inspection will check the roof, basement, heating system, water heater, air conditioning system, structure, plumbing, electrical, foundation walls (where possible) and many other aspects of buildings looking for improper buildingbuilding practices, those items that require extensive repairs, items

           
  that are general maintenance issues, as well as some safety issues. Home owners or home buyers often use a home inspection service before selling or buying their homes. A home inspector conducts a thorough examination of a home to detect any potential systems or components requiring attention. A home owner receives a detailed report of the condition of his/her home so that he/she can plan for needed repairs and upgrades when it is time to make them.

Standards of practice
Triple “A” Home Inspection Service Inc. belongs to the International Association of Certified Home Inspectors. (Internachi) International Association of Certified Home Inspectors is respected as having the highest Standards of Practice in the Industry. The standards of practice are a set of guidelines for home inspectors to follow in the performance of their inspections. They are the most widely accepted home inspection guidelines in use, and include all of the home’s major systems and components. The Standards of Practice and Code of Ethics are recognized by many government, professional, and legal authorities as the standard for professional performance.

Preparing for an inspection:
- Any and all pets should not disrupt inspection
- Check to make sure all light fixtures are functional, replace bulbs (where needed), check to make sure all windows are functional
- Provide direct access to the:
     *attic- clear closet for direct access to hatch
     *Furnace room should be cleared for access to unit
     *electrical panel should 6’0” for access to panel

 

Attending and Inspection
It is not necessary to attend the inspection. However, it is strongly recommended that you do, so that you have a better understanding of the contents of the report. If for any reason you (the client) cannot attend, that the agent should attend for you, so that the findings are properly conveyed to you and so that questions can be asked and clarified at that moment.
